We're seeking an experienced Maintenance Director to join our Naples community and help us fulfill that mission by keeping our facility safe, functional, and welcoming.
Position SummaryThe Maintenance Director is responsible for the overall upkeep, safety, and functionality of our 100-bed community, including building systems, grounds, life safety compliance, and coordination of repairs and preventive maintenance. This role requires someone who can confidently manage the scale and demands of a large facility, lead a maintenance team, and maintain a comfortable, code-compliant, home-like environment for residents, staff, and visitors.
Key Responsibilities
- Oversee daily maintenance operations for a 100-bed facility, including HVAC, plumbing, electrical, and general building repairs
- Maintain reliable climate control facility-wide, including commercial HVAC/AC systems
- Develop and manage a preventive maintenance program for all building systems and equipment
- Ensure compliance with AHCA, fire/life safety codes, and other state and local regulatory requirements
- Manage groundskeeping, landscaping, and exterior building appearance
- Respond promptly to maintenance requests from residents and staff
- Supervise, schedule, and oversee maintenance staff, and coordinate outside vendors/contractors
- Maintain accurate records of inspections, repairs, and maintenance logs
- Manage maintenance budget and control costs on supplies, repairs, and vendor services
- Participate in emergency preparedness planning (generators, fire drills, storm readiness)
- Ensure resident rooms and common areas are turned over quickly and properly between move-outs and move-ins
- Available for on-call emergencies as needed
Qualifications
- High school diploma or equivalent required; technical/trade certifications a plus
- 3+ years of maintenance experience, ideally in senior living, healthcare, or hospitality settings
- Commercial AC/HVAC experience required — must be able to diagnose and maintain commercial-grade systems
- Proven ability to manage maintenance operations for a facility of 100+ beds/units
- Experience supervising and overseeing a maintenance team
- Must be able to obtain and/or pass a Level 2 background screening
- Working knowledge of electrical, plumbing, and general building systems
- Experience with TELS (maintenance tracking system) a plus
- Familiarity with AHCA and Florida ALF regulatory requirements preferred
- Strong team player who works well with others across departments
- Valid driver's license
- Ability to lift 50+ lbs and perform physical tasks (climbing ladders, standing/walking for extended periods)
- Willingness to be on-call for facility emergencies
- Excellent communication and customer service skills
